Mushahari is the block that surrounds Muzaffarpur city, taking in its growing outskirts and nearby villages; the ICAR–National Research Centre on Litchi is located here, and the district’s industrial estate at Bela lies close by. People here file income tax returns for very practical reasons: a bank wants three years of ITRs before sanctioning a loan, a contractor wants his TDS back, a teacher’s Form 16 does not match the tax statement.

Income tax return filing in Mushahari: what is involved

A return has three parts that must agree: the income you declare, the tax already paid on it through TDS or advance tax, and the bank account that will receive any refund. For most people in Mushahari the form is ITR-1 or ITR-4. The department checks the return against its own records — the Annual Information Statement — so interest, contract payments and large deposits it already knows about should all appear.

Returns for a financial year are due by 31 July for salaried and other non-business taxpayers, 31 August for business and professional returns without audit, and 31 October where a tax audit applies. From 1 April 2026 the Income-tax Act, 2025 applies and the year is called the “tax year”. Bihar levies professional tax on salaries; the amount your employer deducts is allowed as a deduction under the old regime.

Income tax in Mushahari: who files and why

Land is the main tax subject in Mushahari. As the city expands, farm plots become house sites, godowns and commercial frontage, and families who have farmed for generations find themselves with rent, sale proceeds and development agreements. Much of this land lies within or close to municipal limits, so the exemption for rural agricultural land often does not apply. Alongside them are the many salaried people who live in the block’s new colonies and work in the city.

Families renting out godowns and shops

Rent taxed after the 30% deduction, with the tenant’s TDS claimed.

Sellers of plots on the city’s edge

Capital gains computed with the purchase-date options and reinvestment exemptions.

Salaried residents of new colonies

Home-loan interest and principal, under whichever regime gives the lower tax.

Points for each kind of taxpayer

Landlords. Owners of more than two houses are taxed on a notional rent for the additional ones even if they lie vacant. Co-owners are taxed separately on their shares when the shares are definite. Rent that cannot be recovered and later arrears have their own rules, and a tenant who is an individual paying more than ₹50,000 a month must deduct tax — as must any business tenant above the annual limit — so the landlord’s PAN should be given.

Investors & Property Sellers. Capital gains are computed asset by asset. Equity shares and equity funds turn long-term after one year; property and unlisted shares after two; debt funds bought since April 2023 are taxed at slab rates whatever the holding period. Losses can be set off only against the right kind of gain and carried forward for eight years — but only if the return is filed by the due date.

Government & Bank Staff. For government employees the figures that need checking are rarely the basic pay. They are the employer’s NPS contribution, which is deductible under both regimes up to 14% of salary; allowances that are exempt only within limits; and retirement benefits — gratuity and leave encashment are fully exempt for government staff, while commuted pension and GPF follow their own rules. Under the new regime the standard deduction is ₹75,000.

What a careless return can cost

  • A third house lying vacant is still taxed on the rent it could reasonably fetch.
  • A capital loss is carried forward only when the return for the loss year is filed on time.
  • A government employee who misses the employer-NPS deduction pays tax on money that never reached his hands.
  • A return filed after the due date carries a late fee and interest, and some losses can no longer be carried forward.
  • Banks and visa offices usually ask for the returns of the last two or three years, filed on time.

How we prepare your return

  1. Documents in. You send Form 16 or income details, bank statements and investment proofs — photos over WhatsApp are fine.
  2. Cross-check. We download your AIS and tax statement and match every entry with your papers, so nothing is missed or counted twice.
  3. Computation for approval. You see the tax under both regimes, the refund or tax payable, and confirm before filing.
  4. Filing and e-verification. The return is filed, e-verified with Aadhaar OTP and the acknowledgement sent to you; we watch the refund status afterwards.

ITR filing in Mushahari: common questions

For individuals and HUFs under a registered joint development agreement, capital gains are taxed in the year the completion certificate is issued, not when the agreement is signed. The value taken is the stamp-duty value of your share plus any cash received. The terms of the agreement matter, so have it reviewed.

Each of you is taxed on your own share of the rent, after the 30% deduction, provided the shares are definite and ascertainable — which a sale deed normally shows. The rent is not taxed as an association of persons in that case.

Yes, and it is in your interest. A loss reported in a return filed by the due date can be carried forward for eight years and set off against future capital gains. A loss that is not reported, or is reported in a late return, is lost.

For central and state government employees, gratuity and leave encashment received at retirement are fully exempt. For others the exemption is subject to limits — ₹25 lakh for leave encashment. Leave encashed while still in service is taxable for everyone.

The new regime has lower rates and makes income up to ₹12 lakh tax-free after rebate, but drops most deductions. The old regime helps when HRA, home-loan interest and investments are large. We compute both every year and show you the difference.

Filing is mandatory above the basic exemption limit and in certain cases regardless of income — large bank deposits, foreign travel spend or high electricity bills, for example. Even when optional, a return is often worth filing to claim a TDS refund or to build income proof for loans.
