Income Tax Filing in Kochi
Online Income Tax Return (ITR) Filing assistance for businesses and individuals in Kochi.
Income tax return filing in Kochi is mostly reconciliation: salary, interest, dividends, securities trades, rent and foreign income all appear in the Annual Information Statement, and the return has to explain each of them. Kochi is Kerala’s port city and commercial capital, the historic centre of the spice trade, a base for seafood exports and shipbuilding, with a container terminal, an export processing zone, the Infopark technology campus and a busy tourism sector.
For taxpayers in Kochi our team works remotely — document check, AIS reconciliation, regime comparison, filing and e-verification, with one person answering your questions throughout.
Serving businesses in Kochi online. Our team works from Noida, Uttar Pradesh — we do not run a branch in Kochi. Documents are shared over WhatsApp or email and every filing is made on the official government portal.
Income tax return filing in Kochi: what is involved
Most returns from Kochi combine several heads: salary with HRA and perquisites, capital gains from shares, mutual funds or property, rental income and sometimes foreign assets that need separate disclosure. Each is cross-checked with the Annual Information Statement before the old and new regimes are compared and the form — ITR-1 to ITR-4 for individuals — is chosen.
Returns for a financial year are due by 31 July for salaried and other non-business taxpayers, 31 August for business and professional returns without audit, and 31 October where a tax audit applies. From 1 April 2026 the Income-tax Act, 2025 applies and the year is called the “tax year”. Kerala levies professional tax on salaries; the amount your employer deducts is allowed as a deduction under the old regime. For house rent allowance under the old regime, Kochi falls in the 40%-of-salary category; the 50% limit applies only to eight notified metro cities.
What the service includes, wherever you are in India, is set out on our Income Tax Filing service page.
Income tax in Kochi: who files and why
Kerala’s economy is closely tied to its people working in the Gulf and elsewhere, and Kochi’s returns reflect that: non-residents with rental houses, NRO deposits and property sales here; returning emigrants whose residential status is changing; and families managing assets on their behalf. Employees of Infopark, the port and the shipyard, and owners of let-out flats, are the other groups. The HRA limit in Kochi is 40%.
Non-resident Keralites
Indian income only is taxable; higher TDS on property sales by non-residents.
Returning emigrants
Transitional “not ordinarily resident” status and re-designation of accounts.
IT and port employees
Form 16 returns.
Points for each kind of taxpayer
NRIs & Families Working Away. For someone employed in the Gulf or elsewhere abroad, the first question is residential status: spend fewer than 182 days in India in the year and salary earned abroad is not taxed here. Indian income — rent, NRO interest, sale of property — is still taxable, usually with TDS at higher rates that can only be recovered by filing a return.
Salaried Professionals. Company payrolls compute tax on what the employee declares at the start of the year, and the return is where that estimate is corrected. Proofs not submitted in time, a bonus or joining payment later recovered, notice-pay deductions, leave travel claims and the employer’s contribution to NPS — deductible up to 14% of salary under the new regime — all change the final figure. Income outside salary, such as interest or freelance fees, is never in Form 16.
Landlords. Owners of more than two houses are taxed on a notional rent for the additional ones even if they lie vacant. Co-owners are taxed separately on their shares when the shares are definite. Rent that cannot be recovered and later arrears have their own rules, and a tenant who is an individual paying more than ₹50,000 a month must deduct tax — as must any business tenant above the annual limit — so the landlord’s PAN should be given.
What a careless return can cost
- NRIs often suffer TDS at the maximum rate on property sales and NRO interest, and the excess comes back only through a return.
- Tax short-deducted by the employer is still the employee’s liability, payable with interest before the return is filed.
- A third house lying vacant is still taxed on the rent it could reasonably fetch.
- A return filed after the due date carries a late fee and interest, and some losses can no longer be carried forward.
- Banks and visa offices usually ask for the returns of the last two or three years, filed on time.
How the filing works, step by step
- Scoping. We list every income head for the year — salary, business, capital gains, rent, foreign assets — and the schedules each one needs.
- Statements and workings. Capital-gains statements, broker reports, rent and loan certificates are converted into return schedules and matched with the AIS.
- Review. You receive a computation with the regime comparison, advance-tax position and any disclosure points to confirm.
- Filing and after-care. The return is filed and e-verified; intimations, defective-return notices or refund adjustments are handled until closed.

Income tax filing in Kochi — frequently asked questions
When the seller is a non-resident, the buyer must deduct tax at the rates in force on the capital gain — in practice often on the whole sale price unless you obtain a lower-deduction certificate from the tax office in advance. The excess is refunded when you file your return.
Money sent home by a relative is not income of the family and is not taxed as a gift between specified relatives. Your own foreign salary is not taxable in India if you are a non-resident for the year. Interest earned in India on those funds, however, is taxable in the hands of whoever owns the deposit.
Yes. Deductions you are entitled to under the regime you choose can be claimed in the return even if the employer did not allow them, provided you hold the proof. The excess TDS then comes back as a refund. HRA claimed directly in the return needs rent receipts and, above the limit, the landlord’s PAN.
Each of you is taxed on your own share of the rent, after the 30% deduction, provided the shares are definite and ascertainable — which a sale deed normally shows. The rent is not taxed as an association of persons in that case.
The new regime has lower rates and makes income up to ₹12 lakh tax-free after rebate, but drops most deductions. The old regime helps when HRA, home-loan interest and investments are large. We compute both every year and show you the difference.
Filing is mandatory above the basic exemption limit and in certain cases regardless of income — large bank deposits, foreign travel spend or high electricity bills, for example. Even when optional, a return is often worth filing to claim a TDS refund or to build income proof for loans.
