Income Tax Filing in Delhi
Online Income Tax Return (ITR) Filing assistance for businesses and individuals in Delhi.
Delhi is both the national capital and northern India’s largest trading centre, with wholesale markets such as Chandni Chowk, Sadar Bazar, Khari Baoli, Gandhi Nagar and Nehru Place, industrial areas at Okhla, Narela and Bawana, and a vast services economy. Returns from here tend to involve more than a single Form 16: job changes, HRA, stock options, capital gains and rental income often land in the same year.

Income tax return filing in Delhi: what is involved
A typical return here means reconciling salary from one or more employers, interest and dividends from the Annual Information Statement, and any capital gains — then testing the old regime (HRA, home-loan interest, 80C, 80D) against the new one, where income up to ₹12 lakh is tax-free after rebate. Businesses and professionals add a choice between presumptive taxation and audited books.
Returns for a financial year are due by 31 July for salaried and other non-business taxpayers, 31 August for business and professional returns without audit, and 31 October where a tax audit applies. From 1 April 2026 the Income-tax Act, 2025 applies and the year is called the “tax year”. Delhi does not levy professional tax on salaries, so there is no such deduction to look for in your Form 16. For house rent allowance under the old regime, Delhi is one of the eight cities where up to 50% of basic salary can be exempt.
What the service includes, wherever you are in India, is set out on our Income Tax Filing service page.
Who files income tax returns in Delhi
Delhi’s taxpayers include the largest body of central government employees in the country, the staff of public-sector undertakings and autonomous bodies headquartered here, and a wide private-sector workforce. Property is central to many returns: rent from floors let to tenants, builder-floor collaborations in older colonies, and sales of inherited houses that involve several co-owners. Delhi levies no professional tax, and for house rent allowance it is in the 50% category.
Central government and PSU staff
Form 16 with allowances, NPS and arrears; government accommodation and perquisites.
Landlords letting floors and shops
Rent after the 30% deduction; TDS by tenants paying above ₹50,000 a month.
Families selling inherited property
Each co-owner’s share of the gain, cost taken from the original owner, and reinvestment exemptions.
Income tax by type of taxpayer
Government & Bank Staff. Government and bank employees usually have a clean Form 16, but arrears, GPF or NPS contributions, and allowances are where returns go wrong. Salary arrears received in one year can be spread back to the years they relate to by filing Form 10E before the return — skip that form and the relief is denied.
Landlords. Rent from house property is taxed after a flat 30% deduction and municipal taxes, with interest on a loan for that property also deductible. Tenants paying more than ₹50,000 a month must deduct TDS, and commercial tenants deduct it above the annual limit — so the rent appears in your tax statement whether or not you report it.
Investors & Property Sellers. Capital gains are computed asset by asset. Equity shares and equity funds turn long-term after one year; property and unlisted shares after two; debt funds bought since April 2023 are taxed at slab rates whatever the holding period. Losses can be set off only against the right kind of gain and carried forward for eight years — but only if the return is filed by the due date.
Why the details in a return matter
- Employees who receive arrears and file without Form 10E pay tax at a higher slab on money that belonged to earlier years.
- Rent on which the tenant has deducted TDS is already in the department’s records under your PAN.
- A capital loss is carried forward only when the return for the loss year is filed on time.
- A return filed after the due date carries a late fee and interest, and some losses can no longer be carried forward.
- Banks and visa offices usually ask for the returns of the last two or three years, filed on time.

Questions about income tax filing in Delhi
Each of you is taxed on your share of the gain. The cost and the holding period are taken from your father’s purchase, so the gain is long-term if he held it for over two years. Each co-owner can separately claim exemption by reinvesting his or her share in a residential house or specified bonds.
Not necessarily. Relief is available so that arrears are taxed as if received in the years they belong to. It requires Form 10E to be filed on the portal before the return; we prepare the year-wise working and file both.
Annual rent, less municipal taxes paid, less a standard 30% deduction, less interest on a loan taken for that property, is added to your income and taxed at your slab rate. No other expenses are allowed. A property lying vacant the whole year is treated differently.
Yes, and it is in your interest. A loss reported in a return filed by the due date can be carried forward for eight years and set off against future capital gains. A loss that is not reported, or is reported in a late return, is lost.
The new regime has lower rates and makes income up to ₹12 lakh tax-free after rebate, but drops most deductions. The old regime helps when HRA, home-loan interest and investments are large. We compute both every year and show you the difference.
Filing is mandatory above the basic exemption limit and in certain cases regardless of income — large bank deposits, foreign travel spend or high electricity bills, for example. Even when optional, a return is often worth filing to claim a TDS refund or to build income proof for loans.
